`JOB DESCRIPTION: These dual role positions report directly to the maintenance supervisor or property manager and require attention to detail and the ability to follow directions.
Porter/Apartment turn Technician is a vital part of the community team environment.
Porter Duties Job Duties:
* Responsible for meticulous upkeep of grounds, amenities, building exteriors and leasing office, parking lots and other community buildings.
* Assist in the preparation of market ready units, including removing trash from vacant apartments (trash outs) prior to make-ready.
* Assist Maintenance Supervisor/Property Manager and/or perform assigned maintenance tasks in a timely manner.
* Responsible for trash upkeep on property and making sure the compactor area, and recycle area remain clean and free of unnecessary debris.
* Pressure washing, blow breezeways and parking lots.
* Remove trash from office areas and apartment community perimeter daily.
* Report any maintenance concerns for repairs on available apartments, models, clubhouse, and/or common areas to the Maintenance Supervisor.
* Work with a sense of urgency while using a punch-list and maintain required quality standards.
* Meticulously maintains curb appeal.
* Assist management team with other various tasks required.
* Deliver communication documentation to residents.
* Contribute to resident retention programs.
* Immediately report all unsafe conditions.
Make Ready Job Duties: The Make Ready Technician (aka Turn Tech/ Turn Specialist) ensures that vacant units meet the established quality standards for re-leasing.
* Assist with the trash out recently vacated apartments.
* Paint or touch up paint, including baseboards and ceilings when needed.
* Assist with appliance installment and be able to lift 50 lbs.
* Repair general punch items.
* Perform painting, calking, and sheet rock repairs.
* Install ceiling fans, light switches/electrical outlets.
* Complete minor plumbing repairs and installations
* Work with maintenance staff to maintain grounds and common areas.
* Successfully pass a drug test.
* Demonstrate ability to perform tasks described above.
* Demonstrate strong communication skills for communicating with co-workers, and senior management.
* Demonstrate ability to contribute to and foster a team approach to serving residents and maintaining a successful community.
Job Type: Full-time
Pay: $18.
00 - $22.
00 per hour
